The Living sector is increasingly positioned as a diversifier alongside traditional commercial real estate for institutional investors. However, diversification within Living remains less well understood. Returns vary materially across subsectors, driven by factors such as rent review structures, operating costs and regulation. Living may therefore be assessed not as a single homogeneous exposure, but as a series of income models with distinct risk and return characteristics.
This event, and corresponding paper commissioned by the IPF Research Programme, examines diversification within the UK institutional Living universe and its implications for portfolio construction, in the context of limited UK market data and lack of transparency.
