Why This Survey Matters?

The UK real estate investment management sector has invested heavily in technology platforms over the past five years.

Yet despite this investment, many firms report persistent operational friction, underutilised platforms, and disappointing returns on technology spend. The roundtable held by UKPA and Alpha Alternatives in September 2025 highlighted these common themes.

The hypothesis underpinning this survey is that the bottleneck in real estate technology adoption is not the platforms themselves, it is the people, processes, and governance required to use them effectively.

This survey is designed to surface that organisational gap and answer one central question:

The comparative analysis between investor self-assessment and PropTech vendor assessment of their clients is the primary analytical innovation of this research.

This survey deliberately surfaces the gap between how firms rate their own readiness and how the vendors implementing their platforms rate that same readiness.

The perception gap becomes the central narrative thread of the report.
