Why This Survey Matters?
The UK real estate investment management sector has invested heavily in technology platforms over the past five years.
Yet despite this investment, many firms report persistent operational friction, underutilised platforms, and disappointing returns on technology spend. The roundtable held by UKPA and Alpha Alternatives in September 2025 highlighted these common themes.
The hypothesis underpinning this survey is that the bottleneck in real estate technology adoption is not the platforms themselves, it is the people, processes, and governance required to use them effectively.
This survey is designed to surface that organisational gap and answer one central question:
Has organisational capability kept pace with technology investment in real estate?
What The Survey Covers?
The survey is structured around four overarching themes:
Data Leadership & Accountability
Who owns data strategy in real estate investment firms, and does that ownership translate into decision-making authority and accountability?
Governance Maturity & Organisational Structure
Do firms have formal governance structures for data, technology, and change, and if so, are they effective or performative?
Talent, Skills & Internal Capability
Are real estate firms building the internal capability required to support technology investments, or are they creating vendor dependency by default?
Operating Model Evolution
How are firms restructuring roles, teams, and reporting lines in response to technology adoption, and is that restructuring deliberate or reactive?
The Perception Gap
The comparative analysis between investor self-assessment and PropTech vendor assessment of their clients is the primary analytical innovation of this research.
This survey deliberately surfaces the gap between how firms rate their own readiness and how the vendors implementing their platforms rate that same readiness.
The perception gap becomes the central narrative thread of the report.
